What is an EPC?
An Energy Performance Certificate (EPC) shows the energy efficiency and environmental impact rating of a property. The rating is displayed on the certificate using a scale of A - G and in a graph format. The scale is measured with A being the most efficient and G the least efficient.

What does an EPC do?
EPC's are measured using the same calculations for all properties. This enables us to compare the energy efficiency of different properties. The EPC displays the current rating of the property, the higher the rating, the more energy efficient the home is and the lower the fuel bills will be.
Does it do anything else?
The EPC will also display a potential rating that the property could achieve if recommended measures were followed.
The recommended measures are listed on the EPC. They can include:
- Suggested improvements.
- The approximate cost involved.
- The possible cost savings per year if suggested improvements are made.
- The change in the energy and carbon rating of the property.
This information can be used to:
- Cut your fuel bills.
- Improve the properties energy performance.
- Help cut carbon emissions.
