What is a HIP?

A Home Information Pack (HIP) is exactly that! It's a pack containing documents which provide important information on a home/property.

Home Information Packs were introduced by the Government on the 1st August 2007 for four bedroom properties. Three bedroom properties followed shortly after and as of the 14th December 2007 all residential properties were required to commission a HIP before being put on the market. There are some properties that are exempt and do not require a HIP, details are listed below.

So, what's in a HIP?

The following documents are mandatory:

  • An index ≈ Lists the contents of the HIP .
  • A sale statement ≈ Provides information of the address and owner, type of tenure, whether the property is registered or un-registered and if the property is being sold with vacant possession.
  • Evidence of title ≈ Shows who owns the land and has the right to sell it.
  • Standard searches ≈ Local authority searches and a drainage and water search.
  • An Energy Performance Certificate (EPC) ≈ More information available on the Energy Performance Certificate section.
  • Commonhold information ≈ If appropriate.
  •  A copy of the lease ≈ If appropriate (leasehold).

Optional documents

The following are optional documents:

  • A Home Condition Report (HCR).
  • Additional leasehold, information.
  • Guarantees & warranties.
  • Other searches relevant to the particular area.

Please not that your pack may look different from the example and is intended as a guide.

Do you need a HIP?

The following do not require a HIP.

  • Properties where there is no marketing ≈ e.g. sale to a family member.
  • Non-residential properties.
  • Properties subject to a condition limiting their use to occupation for less than 11 months per year or holiday accommodation.
  • Mixed sales ≈ e.g. shop with flat.
  • Right to buy and similar sales.
  • Sales of portfolio of properties.
  • Properties not being sold with completely vacant possession.
  • Unsafe properties and properties to be demolished.
